Overview

Cove covers the operating cycle from a tenant or team request through work assignment, maintenance, inspection, and compliance tracking. Work order management, vendor management, inspection workflows, a tenant request portal, and mobile access sit alongside portfolio reporting. That breadth can reduce the need to coordinate these tasks across separate tools, especially for organizations with several buildings.

The trade-off is commitment: pricing is tailored to the portfolio, and setup includes white-glove onboarding. Cove is more compelling for organizations prepared to work through a configured deployment than for a single site seeking a low-cost tool with a published monthly price.

Key features

Work orders and preventive maintenance

Teams can create, assign, and resolve work orders in one workflow, with technicians routed automatically. Custom preventive-maintenance schedules can trigger work before equipment fails. Together, these features suit engineering teams that want planned maintenance and reactive requests managed in the same operating flow; the value depends on having a portfolio large enough to benefit from coordinated routing and schedules.

Inspections, assets, and compliance

Inspection templates support custom questions and required responses, which helps teams standardize checks across buildings. Technicians can scan an asset’s QR code to log work and view its maintenance history, keeping equipment records close to the task. For vendor insurance, Cove extracts coverage details from certificates and flags whether they meet building requirements. That combination is useful where inspection consistency and certificate review are recurring operational burdens.

AI, reporting, and integrations

Cove AI summarizes long work-order conversations and extracts information from paperwork, potentially reducing time spent reviewing records. A portfolio dashboard brings together building performance across work orders, inspections, and COI compliance, a useful view for executives and owners overseeing multiple properties.

Integrations include LenelS2, Genetec, Kastle, MRI, Yardi, Stripe, Density, Google Calendar, and Outlook; Cove also lists API and webhooks as an open integration category. This gives organizations named systems to assess during evaluation, though the right fit depends on whether their existing stack is covered.

Pricing

Cove uses custom pricing, tailored to the portfolio, with white-glove onboarding included. That arrangement may suit owners who need setup customized to buildings and vendors, but buyers cannot compare a fixed per-user or per-site price before discussing their requirements.

The custom plan includes work order management, vendor management, inspection workflows, a tenant request portal, and mobile access. It is the only plan described, so there is no cheaper tier with a defined feature trade-off. Organizations should weigh the tailored setup against the time and effort of evaluating a quote rather than choosing a published plan.

Platforms

Cove supports Android, iOS, and web access. Mobile apps give building and engineering teams access away from a desk, while web access supports broader operational and portfolio work. This cross-device coverage is a practical fit for teams that split time between buildings and offices.

Who it's for

Cove is aimed at property managers, engineering teams, executives, and owners. It makes the strongest case for multi-building portfolios that need maintenance, inspections, tenant requests, vendor compliance, and reporting connected in one system. A smaller operator with simple needs or a strict budget may prefer a tool with transparent entry pricing and a self-serve starting tier.

Pros and cons

Pros: Work orders, preventive maintenance, inspections, tenant requests, and vendor management share one operating platform, reducing workflow fragmentation.
Pros: Portfolio reporting combines work orders, inspections, and COI compliance, giving owners and executives a cross-building view.
Pros: QR-based asset history and automated insurance-certificate review address concrete maintenance and compliance tasks.
Cons: Custom pricing makes cost comparison difficult before a portfolio-specific conversation.
Cons: White-glove onboarding and tailored setup are helpful for complex deployments but add a layer that may be unnecessary for a small, straightforward operation.
