Overview

Wheelhouse is built for short-term rental hosts and managers who want to adjust prices against demand and keep an eye on booking performance. It is strongest for operators who need pricing controls and market context together; those who only want market insights can start free, but automated pricing requires a paid plan.

Key features

Wheelhouse supports data-driven, rule-based and hybrid pricing. Operators can set base prices, seasonality, demand sensitivity, price limits and minimum stays, then adjust for occupancy and revenue pacing. That range gives managers more ways to shape rates around booking progress, though it also makes Wheelhouse a more involved choice than a basic rate-setting tool.

Daily updates and an 18-month forward pricing horizon let users sync future rates to their calendars. Performance Analytics adds booking pickup and pacing charts, A/B comparisons, budget tracking, year-over-year analysis and booking exports, making it useful for reviewing results as well as setting prices. Market Reports provide real-time trends, occupancy projections, inventory information and historical metrics to put local performance in context.

Wheelhouse lists Airbnb integrations and connections to property-management platforms including Guesty, Hostaway, Hostfully, OwnerRez and Smoobu. Its APIs can connect Wheelhouse services to a customer's product, technology stack or other tools. Support includes 24/7 email and chat plus Zoom calls. Users are responsible for protecting their passwords, and Wheelhouse recommends a secure encrypted connection.

Pricing

The Free Plan is free and lets users connect listings and access market reports and pricing insights. It is a sensible starting point for owners who want market context, but it does not include the paid Dynamic Sets plan's Navigator access or listing-set creation and use.

Dynamic Sets costs 12.99 USD per month, billed per set per month. It suits operators who organize listings into sets; the per-set charge means the total depends on how many sets they use. Pro Flat costs 19.99 USD per month, billed per listing per month, and is aimed at operators who prefer a fixed listing-based rate. The rate falls to $16.99 per listing per month for 10–49 listings, while portfolios of 50 or more can contact Wheelhouse for discounts.

Pro Flex charges 1% of revenue per automated booking, with a $2.99 minimum monthly fee. Billing occurs at reservation and cancellations are refunded, so this option ties charges to automated bookings rather than a flat per-listing monthly rate. Portfolios of 50 or more can contact Wheelhouse for discounts. Enterprise uses custom pricing for portfolios of 50 or more and offers custom data, software and services. Choose it when a larger portfolio needs a tailored arrangement rather than a standard plan.

Platforms

Wheelhouse is available on web and through an API. Its integrations connect to Airbnb and several property-management platforms, while the API supports customers building connections into their own tools.

Who it's for

Wheelhouse is best suited to short-term rental owners and property managers who want configurable pricing, market reports and performance analysis in the same workflow. The free account fits those who want insights without paying for a pricing plan; operators automating rates should compare the per-set, per-listing and revenue-based billing models against their portfolio and booking patterns.

Pros and cons

Pros: Multiple pricing strategies and controls let managers adapt rates to seasonality, demand and booking pace.
Pros: An 18-month pricing horizon, daily updates and calendar syncing support planning well beyond the next booking window.
Pros: Analytics, market reports and booking exports combine operational results with market context.
Cons: Paid pricing uses different billing bases—sets, listings or automated-booking revenue—so the right plan depends on how a portfolio is organized and performs.
Cons: The free plan offers reports and insights, not the Navigator access and listing sets included with Dynamic Sets.

Alternatives

For a broader category comparison, see Property Management Revenue Management Software.

Choose Beyond if you want a free insights tier that explicitly does not change prices, or compare its paid plan billed as a share of bookings. PriceLabs is another freemium option with a Dynamic Pricing plan billed at $14.49 per listing per month, plus taxes; its displayed price varies by location and synced listings. RealPage Student is a student-housing platform with sales-led pricing, making it a different fit from short-term rental pricing software.

Quibble offers a paid revenue-management alternative with a free trial and no free plan. Yardi Voyager is a paid web-based option with custom demos and no public price or plan limits. Rentana is a paid web-based alternative with demo-led pricing. Rovin and SK Dynamica | SmartRates are also paid, web-based alternatives.

Verdict

Choose Wheelhouse if you manage short-term rentals and want fine-grained rate controls alongside market reports and performance analytics. Its free insights tier lowers the barrier to evaluating the service, while paid plans offer several billing models. Look elsewhere if you want a simpler pricing arrangement or need a free plan that includes automated pricing.
