Overview

Room-by-room checklists bring photos, video, notes and maintenance tasks into a single inspection record. Its offline-first design is useful when a property has unreliable connectivity, and exports of reports, photos and raw inspection data give users a way to retain or move their records.

Available on Android, iOS and the web, myInspections combines phone-based capture with browser-based report signing. It says it uses SSL encryption and physical, electronic and managerial safeguards for personal information. The company also says a real person reads and replies to support messages.

Key features

Evidence that travels into the report

Inspectors can capture full-resolution photos and video, add notes and log maintenance to-dos as they work through room condition checks. Photo markup allows circles, arrows and freehand annotations, which appear in the report. That makes it easier to point out a specific defect than relying on a written description alone.

Signatures and exportable reports

Reports can be signed on the device, or recipients can sign via a secure browser link without installing an app or creating an account. Completed inspections produce shareable digital reports and PDFs with cover pages, room summaries and photos. This keeps the sign-off step accessible to tenants or owners who do not use the app.

Scheduling and team coordination

Users can set an inspection frequency for each property and receive due-date reminders. Team tools add property assignment, recurring schedules, a portfolio dashboard and inspector, teammate and admin access levels. These features are a better fit for managed portfolios than a one-person workflow, although the plan seat caps matter for growing teams.

Storage, offline work and integrations

Free accounts retain cloud data for 12 months; paid plans include unlimited storage. The company describes the app as offline-first, which suits site work where connectivity is inconsistent. The Android listing says it integrates with myRent.co.nz and other property-management platforms, a useful link for users in those ecosystems.

Pricing

The freemium structure includes a free plan and a 14-day trial. Paid plans are billed monthly at the stated rates, with unlimited inspections and properties, templates, branded reports and assisted setup on each paid tier.

Plan	Price	What it means
Free	$0 / month	Eight inspections a year, unlimited properties, one seat and 12 months of storage. It is a sensible way for an occasional inspector or landlord to try the workflow, but the annual quota is too restrictive for regular inspections.
Landlord	8.00 USD per month	Unlimited inspections and properties, one seat, inspection templates, branded reports and free assisted setup. The natural step up for a solo landlord who outgrows the free cap.
Manager	25.00 USD per month	The Landlord feature set with three seats. It suits a small management team that needs shared access without paying for unlimited seats.
Team	50.00 USD per month	The same listed paid features with unlimited seats. It is the clearest fit for larger inspection groups, though it costs more than the three-seat tier.

The cheaper plans give up seats rather than inspections or properties: Landlord is single-user, and Manager stops at three seats. Unlimited storage is paid-only, so the free tier also puts a 12-month horizon on cloud retention. The stated pricing is monthly; no annual term is included in these rates.

Platforms

myInspections runs on Android, iOS and the web. Offline mode and mobile capture support site inspections, while browser signing avoids requiring recipients to install an app or create an account.

Who it's for

Landlords and property managers who need repeatable condition records, signatures and reports are the strongest match. Building inspectors, social housing providers, cleaners and other inspection teams may also benefit from room-based evidence capture and scheduling. A solo user with few inspections can begin on Free; routine use favors a paid plan, and teams should choose by seat count. It is less compelling for workflows that do not center on property inspections or for users who need more than three seats but cannot justify the Team tier.

Pros and cons

Pros: Photos, video, notes and maintenance tasks stay together with room checks, making the inspection record more complete.
Pros: On-image annotations carry into reports, and browser signing removes app and account hurdles for recipients.
Pros: Paid plans retain unlimited inspections and properties across tiers, with seat counts distinguishing the options.
Cons: Free users are limited to eight inspections a year and 12 months of storage, a poor fit for ongoing portfolio work.
Cons: Landlord includes only one seat and Manager three, so larger teams must move to the $50.00 USD per month Team plan.

Alternatives

For a contractor-registration workflow, choose ComplyFlow: it offers free company registration and a worker licence plan at 35.00 AUD per year. SafetyCulture (now Mitti) is worth considering for broader inspection and operational tools, with a free tier capped at 10 seats, five active inspection templates and 300 AI credits per seat each month. If form collection is the priority, Survtapp offers a free plan for three users and 100 responses a month, though it also caps storage at 5 MB and retention at 120 days.

Safesite is another freemium alternative, with a free plan and a paid Premium plan. DuloProof is web-only and offers a free plan with three active schedules and 90 days of data retention. Safety Reports has a freemium model and a Premium plan with additional admin licenses, checklists and API access. For a paid alternative, Auditus starts at 12.99 GBP per month and includes 1,500 audits or inspections per year and PDF export. Field Eagle uses custom pricing based on team size, sites and requirements.

Verdict

Choose myInspections if property inspections need to move from room-level evidence through signatures to polished reports, especially when staff work offline or manage recurring schedules. Its strongest advantage is that connected workflow; its main drawback is the narrow free quota and the jump to a $50.00 USD per month plan for teams needing more than three seats.
