Overview

zInspector is a property inspection platform for managers who need to document units, keep portfolio reference information, and involve residents in inspections. Its broad inspection workflow and offline mode suit teams working across multiple properties, though the security distinction around inspection media deserves careful consideration.

Move-in, move-out, periodic, annual, renewal, common-area, make-ready, and custom inspections are supported. Inspectors can capture photos and video, including GPS-verified and time-stamped photos, then create PDF reports. The platform also supports 360-degree imagery, but a compatible camera is a separate purchase.

Key features

Evidence, reports, and portfolio records

Photo and video capture, signatures, and PDF reporting bring inspection documentation into one workflow. GPS verification and timestamps can add useful context to images; 360-degree imagery can give a broader view, at the cost of buying compatible equipment separately. zData keeps searchable property reference details such as appliance serial numbers, paint colors, HVAC specifications, access codes, and finish specifications. That is useful for managers who need more than inspection reports, though the product's value depends on maintaining those records.

Offline work and AI assistance

Inspections can be completed without Wi-Fi, with information saved on the device and synced when the device reconnects. That makes the app practical for properties with unreliable connectivity. zAssistant can transcribe spoken notes, identify conditions, flag action items, and generate a report during a walkthrough, potentially reducing the work of turning observations into documentation.

Resident participation and connections

With zTenant, residents can complete guided inspections on their phones, add photos and comments, flag issues, and sign remotely. Reminders and roommate collaboration support a shared process rather than leaving every inspection to staff. Integrations include Google Calendar, Google Drive, email, Zapier, Claude, Property Meld, OnSight Pros, Rent Manager, AppFolio, Propertyware, Rentec Direct, Rentvine, and Buildium. Developer keys and RESTful endpoints are described for custom connections under the Zapier listing.

Pricing

zInspector uses a freemium model. A Basic account is free for one user with fewer than five properties, making it a narrow but useful fit for an individual manager or a small portfolio. The free account's single-user and property caps make it less suited to a growing team.

The pricing page offers all core features free for 15 days without requiring a credit card. Beyond that trial and the Basic account, plans use custom pricing. Additional users incur prorated charges, and logging in on more than two mobile devices per user in a month triggers an additional per-user charge. Those terms matter for teams sharing devices or staff who switch between several phones and tablets. A compatible 360 camera is also an extra equipment cost.

Platforms

zInspector is available on web, iOS, and Android, including smartphones and tablets, and offers an API. Mobile access supports on-site inspections, while the web platform and API give teams options for portfolio work and custom connections.

Who it's for

zInspector is best suited to property managers who want inspection evidence, resident self-inspections, and searchable property details in one platform, particularly when staff need offline access or AI-assisted reporting. Solo users with fewer than five properties can start with the Basic account. Teams should weigh custom pricing and per-user device charges against the reach of their staff and mobile-device use.

Managers handling sensitive inspection media should also assess the security tradeoff: the company says communications with its servers and account passwords are encrypted, but photos, videos, and inspections are not specifically encrypted. Uploaded content is backed up daily using Amazon server resources. Users may request account deletion, and crash-reporting data used for technical support can be disabled in app settings.

Pros and cons

Pros: Offline inspection capture syncs after reconnection, which helps in properties with poor connectivity.
Pros: zTenant supports guided resident inspections, photos, issue flags, signatures, reminders, and roommate collaboration, reducing reliance on staff-only walkthroughs.
Pros: The free Basic account supports one user and fewer than five properties, and the 15-day trial covers core features without a credit card.
Cons: Photos, videos, and inspection records are not specifically encrypted, an important limitation for teams handling sensitive property documentation.
Cons: More than two mobile devices per user per month incurs an extra per-user charge, and additional users are prorated, complicating costs for mobile teams.
Cons: 360-degree imagery requires a separately purchased compatible camera.

Verdict

Choose zInspector if your property team needs offline-capable inspections alongside resident self-service and a searchable record of property details. Its combination is compelling for portfolio operations, but the mobile-device charges warrant scrutiny as a team grows, and organizations requiring specifically encrypted inspection media should look elsewhere.
