Overview

RentSpree brings tenant screening together with tools for managing listings, applications, leases, and rent collection. It is best suited to landlords and rental professionals who want screening and day-to-day rental tasks in one service. Its broad workflow is a strength, but choosing a report or subscription requires attention to what is included and how it bills.

Key features

Screening reports: Reports draw on TransUnion credit data and can include criminal background and eviction information, along with a ResidentScore. Most are ready within two hours; criminal checks needing additional review may take one to two business days. That gives landlords a relatively quick screening option, though a complex criminal check can slow a decision.
Income and references: The comprehensive report combines bank-verified income and reference checks with credit, background, and eviction history. Income verification uses Finicity, a Mastercard company, to retrieve deposit data from an applicant's bank. This makes it the more complete one-off choice when ability to pay matters, while the standard report omits both income verification and reference checks.
Rental workflow: Landlords can syndicate listings to more than 12 rental sites for free. The service also supports applications, lease uploads and e-signatures on Landlord PRO, and automated rent collection. More than 300 MLS and real estate platform integrations support agent workflows, making the wider toolkit especially relevant to professionals managing multiple parts of a rental transaction.
Compliance and security: RentSpree describes jurisdiction-specific screening restrictions, conditional approvals, and adverse-action notices as compliance tools. It says it is SOC 2 Type II certified and that application and payment information is encrypted and protected. Rent payments run through Stripe; RentSpree says it does not store or share payment details.
Access and support: Applicants can complete applications on a phone or laptop, and the service is available on Android, iOS, and the web. Onboarding demos are offered; paid PRO plans add priority phone support.

Pricing

RentSpree has a free Basic plan, two PRO subscriptions with 30-day trials, and two one-time screening reports. Both PRO trials require a credit or debit card and renew at the subscription fee unless canceled.

Basic: Custom pricing; billed monthly. It includes listing syndication, rental applications, compliance notices, and online rent collection, while applicants pay per screening report. This is the leanest way to use the broader workflow, but screening is not bundled into the plan.
Landlord PRO: $6.99 per month billed annually, or $8.99 per month. It adds automated rent collection with waived ACH fees, financial reporting, lease uploads and e-signatures, and priority phone support to Basic. It suits landlords who need lease and payment tools; those who only need screening may be better served by an individual report.
RentSpree PRO: $15.83 per month billed annually, or $19.99 per month. It includes Landlord PRO features plus income verification reports, automated reference checks, secure document requests, a custom professional profile page, and reviews. The higher tier fits professionals who need those additional screening and profile tools, but is a larger commitment than buying a report for occasional use.
Standard screening report: $39.99 per report for credit, background, and eviction checks. It excludes income verification and reference checks, so it is the narrower one-off option.
Comprehensive screening report: $49.99 per report, including bank-verified income, reference checks, credit, background, and eviction history. The additional coverage costs $10 more per report than Standard.

Platforms

RentSpree is available on Android, iOS, and the web. Applicants can fill out a rental application from a mobile phone or laptop, while MLS and real estate platform integrations support agent workflows.

Who it's for

Landlords who want free listing distribution alongside applications and rental operations will find a practical starting point in Basic. Landlords needing leases, reporting, or automated rent collection can consider Landlord PRO; agents and property managers with recurring screening needs may have more reason to consider RentSpree PRO. Renters can use the application process, while enterprise customers are also among the audiences RentSpree serves. Occasional screeners who do not need the wider workflow can choose a per-report option instead.

Pros and cons

Pro: Free syndication to more than 12 rental sites makes listing distribution useful even without a paid PRO subscription.
Pro: A single service spans screening, applications, leases, and rent collection, with integrations for agent workflows.
Pro: The comprehensive report adds bank-verified income and references for $10 more than the standard report.
Con: Individual reports are a meaningful per-applicant cost, and the Standard report leaves out income and reference checks.
Con: PRO trials require payment details and renew at the subscription price unless canceled, so the trial needs active management.
Con: Criminal checks requiring additional review may take one to two business days rather than the usual two-hour turnaround.

Alternatives

For a broader shortlist, compare Tenant Screening Software and Rental Property Listing Software.

SingleKey offers free lead pre-screening and a rent guarantee option, making it relevant when those are the main needs.
SoftScreen is a web-based alternative with a cost-free option for landlords and real estate professionals and a one-time renter fee.

Verdict

RentSpree is a strong fit for landlords and rental professionals who want screening connected to listings and rental operations, especially if free syndication is useful to their workflow. Its main advantage is breadth, with a more complete screening report available for a modest step up from the standard report. Look elsewhere if you only need screening and want to avoid per-report charges or a subscription that renews unless canceled.
