Overview

Sell.Do is a real estate sales and marketing platform for teams that need to manage enquiries through follow-up, property matching and booking. Its connected products extend from a real estate CRM to launch management and AI tools, making it a broader choice than a contact database.

Lead capture and communication are central strengths; the trade-off is a minimum of five users and custom pricing. That makes Sell.Do a better fit for established real estate teams than solo agents or very small brokerages.

Key features

Lead capture and routing: Leads from portals, ads, calls and walk-ins flow into one deduplicated inbox, with routing to distribute them. This gives teams a shared starting point for handling enquiries instead of separate source-by-source queues.
Follow-up and marketing: Automated follow-up, email marketing and marketing automation support ongoing prospect communication. WhatsApp, telephony, SMS and email are communication channels, while audiences can sync to Meta and Google.
Sales workflow: A visual pipeline and property matching help teams connect prospect management with sales progression and suitable properties. Website inclusion and lead import broaden the system’s coverage of lead generation and intake.
AI and booking: Jarvis AI voice agents are described as calling each new lead in under 30 seconds and booking site visits. The IRIS Launch Platform is designed to prevent double bookings at scale, a useful focus for teams managing launch activity and high booking volumes.
Product range and administration: Products include Real Estate CRM, IRIS Launch Platform, Broker App and Jarvis AI. Enterprise plans can include white-label, SSO and a dedicated CSM; Sell.Do is ISO/IEC 27001:2022 certified.

Sell.Do says more than 1,500 real estate businesses across 26 cities use its products. It was founded in 2011 and is headquartered in Pune, India; its India-built focus may particularly suit businesses seeking a platform with an established real estate customer base there.

Pricing

Sell.Do uses paid, custom pricing. The Custom Sell.Do plan is quoted based on team size, modules, AI usage and communication volumes, and plans start at five users. This means buyers can align a quote to their intended scope, but cannot assess a standard per-seat price before contacting the company.

Every plan includes a 30-day onboarding programme, and annual-contract discounts are available. Sell.Do offers a free plan, but no free trial or refund policy is stated. Customers can call or email Sell.Do for pricing and assistance. With no plan-by-plan prices or inclusions to compare, teams should request a quote that spells out the modules, usage and seat count they need.

Platforms

Sell.Do is available on web, iOS and Android, with a mobile app. The product family includes a Broker App alongside its real estate CRM, launch platform and AI product.

Who it's for

Sell.Do is best suited to real estate businesses with at least five users that want lead handling, communications, marketing and booking-related workflows under one product family. Teams handling enquiries from several channels may benefit from the deduplicated inbox and routing, while businesses running launches at scale may value IRIS’s booking-protection focus.

It is less compelling for an individual agent or a small team that needs a low-commitment entry point: the five-user minimum and quote-based pricing make it harder to adopt on a small budget. Buyers seeking a clearly priced plan should compare alternatives before committing.

Pros and cons

Pros: Consolidated lead intake. Portals, ads, calls and walk-ins feed into a deduplicated inbox, with routing to support team distribution.
Pros: Broad real estate workflow. Follow-up, marketing, property matching and launch booking needs are addressed across the product family.
Pros: Included onboarding. A 30-day programme comes with every plan, and enterprise options can add white-label, SSO and a dedicated CSM.
Cons: Five-user minimum. Solo agents and very small teams cannot start with a single seat.
Cons: Custom pricing. Buyers must request a quote tied to team size and usage rather than compare published plan prices.
Cons: No stated trial or refund policy. Buyers should clarify the commercial terms before purchase.

Alternatives

LeadPixie is worth considering for teams wanting a free option with a stated limit of up to 10 users and web, iOS and Android support.
Realatic suits a smaller team that wants a free forever plan capped at 3 users, 100 leads a month and 1 project, with web and Android support.
Propwise is another freemium option, with a free plan, a free trial and web, iOS and Android support.
AIRE may suit buyers who want a freemium real estate CRM with tiered listing caps of 3, 10 or 50 listings.
REALM is a paid alternative with a free trial and an EVE X plan priced at 49.00 USD per month per seat, designed to work over the CRM, portals and inboxes already in use.
Propertybase is an option for buyers seeking a Salesforce-powered real estate CRM; its Salesforce Edition starts at 89.00 USD per month per user.
eesy offers a free web plan for one agent and 50 contacts, making it an option for a very small team with limited CRM needs.
Makanify is a paid web, iOS and Android alternative with a Builder plan at 1000.00 INR per month, billed annually, with GST applicable.

Verdict

Sell.Do is a strong candidate for real estate teams of five or more that want one coordinated setup for lead intake, follow-up, marketing and booking workflows. Its broad feature scope and 30-day onboarding are persuasive, but the minimum seat count and custom quote make it a poor fit for solo agents or buyers who need transparent, low-cost pricing upfront.
