Overview

Founded in 2015 by Thijs Aaftink and based in Denver, Houfy gives vacation-rental hosts a marketplace presence alongside tools for building a site of their own. The builder can create pages, copy, photos, and a booking flow from a property description or an Airbnb or VRBO link; hosts can then customize the result. That is a quicker starting point than assembling a site from scratch, though generated material still needs to reflect each property accurately.

Houfy sites combine a live availability calendar, secure payments, transparent pricing, guest messaging, and reviews. Hosts receive payments through their own Stripe, Square, or PayPal accounts, and Houfy charges 0% host commission on direct bookings. The stated limit is 20 properties, so larger portfolios should look beyond Houfy. Its sites support custom domains, but the web-only platform will not suit readers who need a dedicated mobile app.

Key features

Booking site and integrations

The booking flow and availability calendar make a Houfy site transactional rather than merely promotional. Hosts can connect tools from a catalog of 15 integrations spanning PMS and channel management, pricing and automation, protection, and Google services. That breadth may help hosts keep existing workflows, but bookings through certain PMS integrations add a 5% API connection fee. The guest pays it as a separate checkout transaction, rather than it coming out of the host payout.

Plans and constraints

Lite imports and syncs Airbnb pricing, but it does not work with Airbnb smart pricing and does not import Airbnb promotions or discounts. Premium adds website tools, custom widgets, multiple external domains, free SSL certificates, advanced analytics, and white-label options. Priority support is included with Premium and the PMS-oriented option. Houfy also says it encrypts connections, limits internal access to personal information, and monitors for unauthorized access; personal information is stored in AWS's US West (Oregon) region.

Pricing

Houfy has a free plan and paid plans priced per listing. The per-listing structure matters for multi-property hosts: calculate the total across the portfolio before comparing it with a portfolio-level subscription elsewhere.

Houfy Free: 0.00 USD per free. Includes instant payments, calendar sync, and unlimited photos. A one-time $5.99 host verification fee per account is required to appear in Houfy search. This is the no-subscription way to use core listing tools, but it does not include the paid website-builder package.
Houfy Lite: 7.99 USD per month, billed $95.88/year (billed annually), per listing. Includes everything in Free plus Airbnb pricing import and sync. It suits hosts who want that pricing sync without the website tools; the smart-pricing incompatibility and missing promotions and discounts are meaningful trade-offs. AI listing optimization and AI help center are marked coming soon, so they should not drive a purchase decision.
Houfy Premium: 11.99 USD per month, billed $143.86/year (billed annually), per listing. Includes everything in Free and Lite plus website-builder tools, custom widgets, multiple external domains, free SSL certificates, advanced analytics, and white-label options. It is the relevant tier for hosts building a branded direct-booking site, but the per-listing annual commitment can add up across a larger portfolio.

Houfy's pricing page also lists a PMS-oriented option with priority support; that plan has custom pricing. Keep the guest-paid 5% API connection fee in mind if using a qualifying PMS integration, even though it is separate from the host payout.

Platforms

Houfy is available on the web. Its stated property limit is 20 properties, making it a better fit for small and mid-sized host portfolios than operators who need to manage more than 20.

Who it's for

Choose Houfy if you are a vacation-rental host who wants a customizable property site, direct booking tools, and payments routed through your own processor. Free is a restrained entry point for listings and calendar sync; Lite makes more sense when Airbnb pricing sync is the priority; Premium is the tier for a branded site and its associated tools. Hosts dependent on Airbnb smart pricing, those seeking to import promotions and discounts, or larger operators should weigh those limits before committing.

Pros and cons

Pro: Direct bookings carry 0% host commission, and hosts can use their own Stripe, Square, or PayPal accounts, supporting a more direct payment relationship.
Pro: The AI builder turns a description or Airbnb or VRBO link into editable site components, while Premium adds custom-domain and branding tools.
Pro: Free includes instant payments, calendar sync, and unlimited photos, giving hosts a way to start without a recurring subscription.
Con: Free still has a one-time $5.99 verification fee per account to appear in Houfy search, and the paid tiers are charged per listing.
Con: Lite cannot use Airbnb smart pricing and does not import promotions or discounts, limiting its appeal to hosts relying on those features.
Con: Certain PMS bookings incur a 5% guest-paid API connection fee at checkout, adding friction for guests even when it does not reduce host payout.
Con: The platform is web-only and capped at 20 properties, which rules it out for some larger portfolios or app-first workflows.

Alternatives

Dtravel is worth comparing if a free plan for up to 25 listings and a 5% booking fee fits better than Houfy's per-listing paid tiers. Nesty is another web option, with Pro at 399.00 GBP per month for up to 99 properties and team access, direct booking, and AI and marketing modules; it may suit a larger operation seeking those bundled capabilities.

PropList by Propertoro offers a free tier for 10 active listings with one portal and a modern template, but no custom domain or SEO controls, so it is a lower-cost fit when a branded direct-booking site is not the priority. Rent on Cloud is a free web option with all features free and no admin fee, making it a neutral alternative for readers seeking a free property-management product.

CraftedStays is a paid web alternative with a free trial; consider it if its marketing-focused plans better match your needs. eviivo starts at 50.00 USD per month for a single property, plus a $0.50 confirmed-booking processing fee, and supports Android, iOS, API, and web; it may be preferable when broader platform support matters.

RentCafe Websites is another paid web alternative. Appy Pie Real Estate Website Builder has a free tier for up to 25 manually added listings on an *.appypie.com subdomain, a reasonable comparison if a general real-estate site with a platform subdomain is sufficient. For broader comparisons, see Property Management Website Builder Software and Vacation Rental Website Builders.

Verdict

Houfy is a strong fit for independent vacation-rental hosts who want a customizable direct-booking site, no host commission on those bookings, and payment through their own processor. Its main case is the combination of site-building and booking tools; look elsewhere if the 20-property ceiling, per-listing annual charges, Airbnb pricing restrictions, or PMS connection fee conflict with how you operate.
