Overview

Hemlane brings together online rent collection, a tenant portal, maintenance management, property accounting, and lease management. Starter advertises rentals on Apartments.com, Zillow, and seven other top websites, and includes applicant and tenant screening alongside rental accounting. This gives owners a useful way to start organizing a rental without a monthly subscription.

Rent and late fees go directly to the owner, with no ACH fee. Debit and credit card payments carry a 3% fee, while tenant screening costs $40 total and is paid by the tenant. Financial accounts can be synced or connected for rental performance and accounting, with secure encryption for instant bank verification. Hemlane says its service is available in all 50 states.

Hemlane is a technology company, not a property management firm. It cannot make decisions for owners, so landlords who want someone else to take responsibility for managing the property should look elsewhere. The company says 93% of eviction cases avoid the courtroom, but that claim does not remove the owner's decision-making role.

Key features

Leasing and tenant tools

Paid plans add lease tracking and management, document storage and e-signing, rent collection, late fees, and tenant messaging. These are practical upgrades for owners who have outgrown a basic advertising and accounting setup. The tenant platform supports unlimited users, which helps avoid a fixed user cap as tenants use the service.

Repairs and local support

Essential adds 24/7 repair coordination and work order management. Complete builds on that with a property management assistant, a vetted repair network, and a local leasing and turnover network. The higher tiers therefore make more sense for owners who need operational coordination, not just software to keep records and collect rent.

Repair coordination and emergency support are available 24/7. That is a useful distinction for landlords who need help handling urgent issues, though Hemlane still does not make property decisions on an owner's behalf.

Pricing

Starter is free forever and requires no credit card. It includes rental advertising, applicant and tenant screening, and rental accounting. It is the clearest fit for owners who want to list rentals and manage basic accounting without paying a subscription; it gives up the paid plans' lease management, tenant messaging, and repair tools.

Basic costs $30.00 USD per month, including a $28 platform fee and $2 per unit. It includes lease tracking and management, document storage and e-signing, rent collection and late fees, and tenant messaging. Its 14-day trial makes it a reasonable step up for owners who need lease and tenant workflows but can handle repairs independently.

Essential costs $48.00 USD per month, including a $28 platform fee and $20 per unit. It includes all Basic features, plus 24/7 repair coordination, work order management, and state-specific leases. The added cost is most defensible for landlords who want repair coordination and leases tailored to their state.

Complete costs $86.00 USD per month, including a $28 platform fee and $58 per unit. It includes all Essential features, plus a property management assistant, vetted repair network, and local leasing and turnover network. Its 14-day trial lets owners assess the broader support, but the per-unit charge makes this the tier for those who will use its additional coordination rather than just core software.

Basic, Essential, and Complete have 14-day trials. Annual billing can save up to 20%. Eviction Shield is a service add-on starting at $4.95 USD per month. Inspections start at $300.00 USD per inspection, and Tenant Placement starts at $695.00 USD per placement, including a lockbox fee. Card payments incur a 3% fee; ACH rent collection has no fee, and tenant screening costs $40 total, paid by the tenant.

Platforms

Hemlane has apps for Android and iOS, alongside its tenant platform. Its account-sync and accounting tools suit owners who want to track rental finances as well as coordinate tenant-facing work.

Who it's for

Hemlane is best for long-term rental owners who want a free starting point and a clear path to lease, tenant, or maintenance tools as their needs grow. Starter is enough for advertising and accounting; Basic fits owners managing leasing and communication themselves; Essential and Complete suit those who want more repair and local-service coordination. It is not the right choice for an owner seeking a firm to make decisions and manage the property outright.

Pros and cons

Pros: Starter combines advertising, screening, and rental accounting at no subscription cost, giving owners a practical entry tier.
Pros: Rent and late fees go directly to the owner, and ACH collection has no fee.
Pros: Paid tiers add lease tools, state-specific leases, 24/7 repair coordination, and repair and turnover networks as needs increase.
Cons: Paid subscriptions include a $28 platform fee as well as a per-unit charge, so the entry price is not just the per-unit amount.
Cons: Card payments carry a 3% fee, and tenant screening costs $40 total, paid by the tenant.
Cons: Hemlane cannot make decisions for owners, limiting its fit for landlords who want a full-service property manager.

Alternatives

Owners comparing broader options can browse Property Management Software, Property Accounting Software, and Rental Property Listing Software.

TurboTenant is worth considering for owners who want free rental listing, applicant screening, and online rent collection.
Revun is an alternative for owners with one or two units seeking free leasing, showings, applications, ACH rent collection, and maintenance-request intake.
Landlord Studio may suit a very small portfolio: its free Go plan is capped at three units, one user, and 10 documents.
Uplisting is an alternative with a Pay As You Go option charging commission per booking.
August is another alternative with a free tier capped at two tenancies and one bank account.
Innago is an alternative offering property management software access without a monthly fee, setup fee, or contract.
RentRedi may appeal to owners who want a free tier capped at two properties or a monthly plan that can be cancelled anytime.
Brikone is another option, with a free Landlord plan capped at three units and no credit card requirement.

Verdict

Hemlane is a strong fit for long-term rental owners who want to begin with free advertising and accounting, then add lease or repair coordination as their workload grows. Its combination of direct rent collection, tenant tools, and higher-tier support is the main reason to choose it. Look elsewhere if you need a firm to make management decisions for you, or if the platform fee, per-unit pricing, and extra screening or card costs do not suit your budget.
