Overview

Fyxt brings property operations, portfolio intelligence, and CRM functions together for net-lease and mixed commercial portfolios. Work orders, maintenance, vendor coordination, invoices, and job tracking sit alongside portfolio questions and recommendations. That combination can reduce the need to coordinate these activities across separate systems, particularly for teams with varied property and data requirements.

The platform is designed for commercial property managers, owners, landlords, investors, and occupiers. Its CRM Starter focuses on core property, lease, contact, company, and payment records; it is not a reason on its own to adopt Fyxt unless the payment-collection requirement suits the business.

Key features

Operations and vendor coordination

Fyxt covers work orders, preventive maintenance, vendor management, bidding, invoicing, and job tracking. Email, text, and Slack automations support team communications, while vendors can exchange scheduling, bid, and invoice information without signing in. This should help keep routine coordination within the operating workflow; teams looking for a narrow credentialing or vendor-only product may find the larger platform more than they need.

Portfolio intelligence and automation

Fyxt Assist answers questions and recommends actions using portfolio data stored in Fyxt, and AI Insights provides portfolio insights. The Job Agent can manage jobs and act for a team using commercial real estate training and portfolio-specific context. These features make Fyxt more than a work-order tracker, though their usefulness depends on keeping the relevant portfolio information in the system.

Customization, integrations, and safeguards

The enterprise operations platform supports unlimited custom fields and can be tailored to a company’s data needs. Fyxt offers custom integrations with financial, reporting, and other software; larger accounts may receive complimentary integration services for Yardi, MRI, and other ERPs. Fyxt describes TLS protection for client data in supported browsers, along with firewalls, intrusion detection, and configurable security settings. Its rent collection is described as PCI compliant.

Fyxt advertises a dedicated account manager, unlimited users and support, secure data migration, personalized onboarding, and a 24/7 Help Center. Those services are relevant for organizations moving established processes into a configurable platform, though the published CRM Starter terms do not establish that every enterprise support offering applies to the free plan.

Pricing

Fyxt uses a freemium model, with CRM Starter priced at Free. It includes unlimited users and the Properties, Leases, Contacts, Companies, and Payments modules. Access is conditional: at least 75% of tenant payments must be collected through Fyxt by the end of the second month. That is a substantial operational commitment for a free plan, especially for landlords with an existing collection process or tenants who may not shift readily.

Custom pricing applies to the enterprise operations platform. Its unlimited custom fields, tailored data structure, and potential ERP integration services make it a better fit for organizations with broader operational needs than the free CRM covers. Fyxt does not publish a trial term or paid-plan price in these terms.

Platforms

Fyxt supports Android, iOS, and web. The Fyxt Maintenance app is available for iPhone, iPad, and Android devices and uses the same credentials as the web service, giving property teams a mobile route to maintenance workflows.

Who it's for

Fyxt is strongest for commercial property teams—especially those with net-lease or mixed portfolios—that need operations, vendor coordination, portfolio context, and tenant-payment records connected. Its customization and integration options suit businesses with specific data structures or existing financial and reporting systems. It is less compelling for organizations seeking only basic CRM or vendor compliance tracking, or for those unwilling to make Fyxt the channel for most tenant payments to retain free access.

Pros and cons

Broad operational coverage: Work orders, maintenance, bidding, invoices, and job tracking share a platform with portfolio and CRM tools.
Vendor communication without sign-in: Vendors can handle scheduling, bidding, and invoice exchanges without creating a Fyxt login.
Flexible enterprise setup: Unlimited custom fields and custom integrations can accommodate company-specific data and systems.
Free CRM has a consequential condition: At least 75% of tenant payments must flow through Fyxt by the end of month two, which may not suit existing collection arrangements.
Enterprise pricing is custom: Buyers who need the operations platform cannot compare a published price against their budget upfront.

Alternatives

For teams whose priority is vendor management rather than a broad real estate operating system, Property Management Vendor Management Software is a useful category to explore.

RealPage Vendor Credentialing is a more focused choice for vendor credentialing and ongoing criteria checks; its property manager credentialing plan is free, while vendor registration has an annual fee.
bcs suits teams seeking a permanent free plan for up to 25 vendors, with COI tracking, a COI data extractor, and automated requests and deficiency workflows.
TrackMyVendor is worth considering for a small subcontractor list: its free plan allows up to 25 subcontractors and one user, while Starter costs 39.00 USD per month.
VendorJot may suit teams that want a web-based vendor and project workflow with a bounded free tier of five vendors, two users, one workspace, and one project.
HqO is another paid option for teams considering commercial real estate software.
ISOPro is a paid option with custom pricing, an implementation fee, and an ongoing monthly subscription.
NetVendor is another paid, web-based alternative.
Yardi VendorCafe is another paid, web-based alternative.

Verdict

Choose Fyxt if you manage a commercial portfolio and want vendor workflows, property operations, and portfolio intelligence in one configurable platform. Its integrated scope and vendor communications are the clearest reasons to consider it. Look elsewhere if you need only vendor credentialing or cannot commit to routing at least 75% of tenant payments through Fyxt to keep CRM Starter free.
