Overview

Fiix is a computerized maintenance management system for teams responsible for equipment, work orders and recurring maintenance. It is best suited to organizations that want technicians to work from mobile devices, including offline, while managers coordinate assets and maintenance activity. Its breadth is a strength, but user caps on the free plan, per-user paid pricing and the absence of native multifactor authentication deserve close attention.

Asset records bring availability, costs, maintenance schedules and history together, with QR-code access. That gives teams a shared place to organize equipment information alongside work rather than treating records and maintenance as separate tasks.

Fiix was founded in 2008 and is headquartered in Toronto, Ontario, Canada. It is available on web, Android and iOS, with API access. Fiix states that it uses 256-bit TLS encryption over HTTPS, undergoes independent third-party SOC 2 Type 2 audits, and maintains daily backups across geographically diverse locations on a rolling 30-day basis. CMMS data export is available, and Fiix reports average uptime of 99.5%.

Key features

Work orders and prioritization: Users can submit, update and complete work orders and prioritize planned and unplanned tasks. This brings reactive repairs into the same workflow as scheduled work.
Preventive maintenance: Schedules can trigger on dates, meter readings, events or alarms, with automated task lists and notifications. That flexibility can help teams align maintenance to operating conditions as well as calendars.
Offline mobile work: Technicians can access work orders and instructions and update completed tasks without a connection. This is useful for work in areas with unreliable connectivity; the app requires Android 11 or later or iOS/iPadOS 17 or later, and rooted or modded devices are unsupported.
Reporting and integrations: Customizable interactive dashboards and scheduled reports cover work orders, inventory and KPIs. An app exchange, two-way smart connectors and developer tools—including an open API, guide, reference and SDK—give organizations routes to connect Fiix with other systems.
Identity controls: SAML 2.0 and OpenID Connect support single sign-on. Fiix has no native MFA, though an identity provider can provide it indirectly; organizations that require MFA should verify their SSO setup before choosing Fiix.

Pricing

Fiix has a free plan and paid per-user tiers, plus custom-priced options. The per-user structure matters as teams grow: the published monthly prices are not a flat charge for an entire organization.

Free — 0.00 USD per free: Limited users, no credit card required, and 25 active preventive-maintenance plans (PMs). It also includes unlimited service requests, work orders, downtime tracking, asset management, mobile app, inventory, parts and supplies, and calendar. This is a substantial starting point, but the user and active-PM caps make it better for a small operation or an initial evaluation than a growing maintenance team.
Basic — 45.00 USD per month, per user, per month: Unlimited PMs, reports, resource-based scheduling, user certification tracking, pass/fail inspection, success team access, and email and phone support. It removes the free plan's PM cap and adds planning and support, but costs scale with each user.
Professional — 75.00 USD per month, per user, per month: Adds multi-site management, Fiix Foresight, purchasing and RFQs, nested PMs, multi-asset work orders, inventory cycle counts, advanced notifications, and custom analytics and reports. It suits organizations needing multi-site coordination and deeper inventory and reporting tools, at a substantial step up from Basic.
Enterprise — custom pricing: Adds failure codes, a customizable interface, customized workflows, Integration Hub, custom API integrations, e-signatures, audit trail and single sign-on. This is the tier for organizations needing those controls and integrations rather than a standard setup.
Fiix MAX — contact for pricing: An AI maintenance assistant that must be combined with Professional or Enterprise and is unavailable to Lite License users.
Lite License (Operator Access) — contact for pricing: Limited CMMS access, and must be combined with Basic, Professional or Enterprise.

Platforms

Fiix supports Android, iOS, web and API access. Its native mobile app supports Android 11 or later and iOS/iPadOS 17 or later; rooted or modded devices are not supported. Offline access to work orders, instructions and task updates is a practical advantage for technicians working beyond reliable network coverage.

Who it's for

Fiix is a strong fit for maintenance teams that need asset records, scheduled and unscheduled work, parts inventory, technician time tracking and reporting in one system. Offline mobile access and configurable maintenance triggers are especially relevant to teams whose technicians work across equipment locations or variable connectivity. Smaller teams can start with the free tier, while multi-site operations may find Professional's added coordination tools a better match. It is a weaker fit for organizations that need native MFA or cannot accommodate per-user pricing as their team expands.

Pros and cons

Pro — Offline technician workflow: Work orders, instructions and task updates remain accessible without a connection.
Pro — Flexible preventive maintenance: Date-, meter-, event- and alarm-based triggers support more than calendar-only scheduling.
Pro — Free entry tier: It includes asset management and work orders, with unlimited work orders and service requests, though only limited users and 25 active PMs.
Pro — Integration options: An open API, SDK, app exchange and smart connectors offer multiple ways to connect maintenance operations.
Con — Native MFA is absent: MFA depends on an external identity provider through supported SSO.
Con — Device requirements exclude older or modified phones: The mobile app requires current-enough Android or iOS/iPadOS versions and does not support rooted or modded devices.
Con — Paid costs scale by user: Basic and Professional are priced per user per month, which can make broader team access costly.
Con — Free tier is capped: Limited users and 25 active PMs can constrain adoption even though several other items are unlimited.

Alternatives

For a broader comparison, see CMMS Software, Work Order Management Software, Facilities Management Software or Church Facility Management Software.

MaintainX is worth comparing if a free plan and unlimited work orders, procedures and requester users are priorities; its free tier allows only two work orders with attached procedures.
MPACT CMMS may suit buyers looking for a paid maintenance product with a Professional plan at 29.00 USD per month per user, billed annually.
Tractian CMMS is an alternative for teams considering a paid plan starting at 60.00 USD per month, billed annually, with a five-user minimum.

Verdict

Choose Fiix if your maintenance operation needs a single system for asset history, flexible preventive schedules, work orders and offline technician access, with API and integration options for the wider organization. Its free plan offers a credible starting point, while paid tiers add planning, multi-site and enterprise controls. Look elsewhere if native MFA is mandatory, the mobile device requirements are a problem, or per-user costs do not fit the size of your team.
