Overview

SRVO puts maintenance requests, work orders, recurring schedules, assets, inspections, vendors and reporting in one system. That breadth suits teams that want to coordinate routine upkeep and field work together, rather than manage those tasks separately. Property-management functions such as tenants, leases and rent roll are an optional add-on, not part of the core maintenance proposition.

Work orders can carry priority, status, assignments, checklists, photos, time and parts, with an activity timeline to keep the job’s progress together. This gives coordinators useful operational context, while the free plan’s two-user ceiling makes it more appropriate for a small operation than a shared maintenance desk.

Key features

Maintenance and field work

Recurring preventive-maintenance schedules automatically generate work orders, helping teams turn planned upkeep into assigned jobs. AI can suggest asset maintenance plans, tidy up requests, estimate repair cost and severity from photos, scan receipts and nameplates, and fill in asset specifications. Those tools may reduce data entry, but the available tiers matter: AI assistance starts with Plus, while advanced AI is reserved for Pro.

Plus adds inspections, parts and inventory, vendors and dispatch, and a time clock. The installable mobile app supports technician directions, photo capture and clock-in, useful for staff working away from a desk. QuickBooks Online can receive journal entries from SRVO; Zapier and Xero are coming soon, so teams that depend on either should not count on those connections yet.

Property management and privacy

The optional Property Management add-on covers tenants, leases, rent roll, owner statements, finance and portals. It extends SRVO beyond maintenance, though teams choosing it should distinguish those add-on functions from what the core plans include.

SRVO says it follows PIPEDA and applicable provincial privacy laws, with HTTPS encryption in transit, encryption at rest, hashed passwords and access controls. It says it does not sell user data. Account deletion triggers operational-data deletion within 30 days, while backups may remain for up to 90 days.

Pricing

SRVO has a free plan and paid plans starting at 49.00 CAD per month. The paid prices below are monthly; annual billing gives two months free.

Plan	Price	What it includes and who it suits
Maintain	Free	One site, 15 assets and two users, with work orders, preventive maintenance, assets, a public request page, reports, CSV export and the installable mobile app. A capable starting point for a very small team, but its tight caps make it a poor fit for expanding operations.
Plus	49.00 CAD per month	Five sites, 50 assets and five users, plus inspections, parts and inventory, vendors and dispatch, time clock and AI assistance. It is the sensible step up for teams that need richer workflows, but the user and asset limits still constrain growth.
Pro	129.00 CAD per month	30 sites, unlimited users and assets, advanced AI, finance, contracts and RFQ, capital projects, Team Radio and priority support. It fits multi-site operations that need scale and broader project or finance tools.
Enterprise Custom	Custom pricing	SSO, API access, white-label options, multi-property portfolios and dedicated support. Best suited to organizations with portfolio-level or integration requirements that exceed Pro.

Maintain includes community support; Plus provides email support, Pro priority support and Enterprise dedicated support. The free plan has no paid price, but its one-site, 15-asset and two-user caps are material. Teams should compare those limits—and the paid tiers’ five- and 30-site ceilings—with their expected footprint before committing.

Platforms

SRVO supports Android, iOS and web. Its installable mobile app and field tools make it relevant for technicians who need directions, photos and clock-in on site, alongside managers working in a browser.

Who it's for

SRVO is a strong fit for property managers, facilities teams, field-service trades, schools and nonprofits that need maintenance scheduling and work-order coordination in one place. Smaller teams can begin on Maintain; organizations needing inspections, dispatch or inventory will likely need Plus, while larger portfolios may justify Pro or custom Enterprise terms. It is less compelling for buyers who need more than five sites but are not ready for Pro’s 30-site tier, or who require Zapier or Xero immediately.

Pros and cons

Pros

Useful free starting point: Maintain includes work orders, preventive maintenance, assets, reporting and a mobile app without a subscription charge.
Field workflow depth: Plus combines inspections, inventory, vendor dispatch and time clock with mobile directions and photo capture.
Room to scale: Pro removes user and asset limits and supports up to 30 sites, with advanced operational features.
Broader property tools: The optional add-on brings tenant, lease and financial workflows into the same product.

Cons

Small free-plan caps: One site, 15 assets and two users can quickly limit a growing maintenance team.
Meaningful paid thresholds: Plus stops at five sites and five users; moving to Pro costs 129.00 CAD per month.
Some integrations are not ready: Zapier and Xero are coming soon, leaving QuickBooks Online as the stated integration.
Property functions are extra: Tenants, leases, rent roll and portals require the optional Property Management add-on.

Alternatives

For a broader category shortlist, see Property Maintenance Management Software.

FlowServIQ is worth comparing if an unlimited-work-order free plan is a priority: its free tier includes unlimited work orders and preventive maintenance, a tenant portal and asset tracking, but only one team member.
Platuni Maintenance offers a free Starter tier for one unit with maintenance requests, basic work orders and email support; consider it for a single-unit starting point.
SquareKeeper Property is a paid option with a free trial and broad desktop and mobile platform support.
TaskEstate has a free web plan with one user, one property, one building, up to 25 units and monthly request and work-order allowances; it may suit a small residential setup.
HCOMS Property Management System is a paid Android, iOS and web alternative from Hayes Computing Solutions Ltd.
Cove Building Operations uses custom pricing tailored to a portfolio and includes white-glove onboarding.
EVO is a paid option with a free trial and a Landlord Bronze plan priced per property on annual billing.
Property Meld is a paid alternative with per-unit pricing; its MAX On-Call add-on requires Property Meld and has a $200/month minimum.

Verdict

Choose SRVO if your team wants maintenance scheduling, work orders and field access together, with a free entry point and a clear path to larger teams. Its strongest case is the combination of operational workflows and asset management, with optional property tools for managers who need them. Look elsewhere if the free caps are too restrictive, your operation needs more than five sites without moving to Pro, or an immediate Zapier or Xero connection is essential.
