Overview

Enertiv brings portfolio energy and ESG reporting together with tenant utility data, decarbonization planning, equipment monitoring, and maintenance workflows. That combination can help teams connect sustainability targets with building operations, but it is aimed at commercial real estate portfolios rather than general-purpose energy management.

Energy & ESG automates utility-bill ingestion and quality checks, supports portfolio benchmarking, and produces reporting for regulatory and investor requirements. Tenant data can come through a portal, shadow metering, or mobile meter reads. Two-way synchronization with ENERGY STAR Portfolio Manager and formatted exports for GRESB, SFDR, CSRD, and TCFD make it a stronger fit for organizations with recurring reporting obligations.

For operations, Enertiv can use an existing building management system where possible or install monitoring devices to provide real-time performance data. Work orders can be tied to equipment alerts, with preventive schedules based on runtime. Carbon Planning uses equipment information gathered through on-site surveys to generate AI-powered operating- and capital-expense recommendations. The breadth is useful, though realizing it may involve multiple paid modules and equipment integration work.

Key features

Portfolio utility and ESG reporting: Automated ingestion, checks, benchmarking, and reporting reduce manual consolidation for portfolio teams. Exports and Portfolio Manager synchronization address specific compliance and investor workflows.
Tenant utility data: Portal, shadow-metering, and mobile-read options suit properties with different data-capture setups; quality checks help make collected readings more usable.
Decarbonization planning: Recommendations draw on equipment information collected during site surveys, giving owners a route from building data to proposed OpEx and CapEx actions. Their usefulness depends on having suitable equipment information gathered.
Equipment monitoring and maintenance: Real-time alerts and runtime-based preventive schedules can connect building performance to work orders, rather than leaving energy monitoring separate from maintenance response.
Data access and security: Customers can access stored data through the interface or RESTful API, and Enertiv says it retains data indefinitely. It says access is limited to authorized users, analytics data is anonymized, and sharing requires consent.
Optimization support: Engineering support spans initial analysis through savings verification, with recurring calls to help implement savings. This is relevant to teams seeking implementation help, not just software output.

Pricing

Enertiv is a paid platform with custom pricing; its paid modules are presented through demo or contact requests rather than fixed prices. The free portfolio diagnostic costs 0.00 USD per free and uses read-only ENERGY STAR Portfolio Manager data; it is optional and carries no commitment. It is a limited diagnostic, not a substitute for the broader paid modules.

Confirm which modules, integrations, and equipment-monitoring arrangements are included in a proposal, since the diagnostic alone does not establish the cost or scope of ongoing portfolio use. No seat, quota, trial, or renewal terms are provided for the paid offering.

Platforms

Enertiv supports Android, iOS, web, and API access. Portfolio energy monitoring, forecasting, carbon tracking, and utility-data import are supported; utility import can use both available methods.

Who it's for

Commercial real estate owners and operators managing portfolios are the natural audience, particularly those balancing investor or regulatory reporting with building-level efficiency and maintenance. A smaller organization seeking a low-cost standalone tracker, or a buyer needing a fixed published price before evaluation, is less well served.

Pros and cons

Pro: Reporting, tenant data capture, and Portfolio Manager synchronization address practical portfolio data-collection and disclosure work.
Pro: Equipment alerts can feed maintenance workflows, linking performance issues to work orders and runtime-based schedules.
Pro: API access and stated indefinite data retention support customers who need ongoing access to platform data.
Con: Paid modules use custom pricing, so buyers must request a proposal to judge cost and module fit.
Con: The free diagnostic is read-only and based on ENERGY STAR Portfolio Manager data, limiting its value for teams that need active monitoring or operational workflows.

OpenEMS is a free web-based alternative.
BEMServer is another free web-based alternative.

Verdict

Enertiv is best suited to commercial real estate portfolio owners and operators who want sustainability reporting and building operations tied together. Its strongest reason to choose it is the connection between utility and ESG workflows, decarbonization recommendations, and equipment maintenance; its main reason to look elsewhere is the custom-priced paid offering, especially if a fixed-cost or narrower tool is the priority.
