Overview

EnergyCAP brings bill data and meter data for electricity, natural gas, water, sewer, and other commodities into one management platform. Analytics, reporting, and auditing help teams connect utility costs with building performance rather than treating each invoice as a separate task.

The product also covers forecasting and carbon tracking, with portfolio-level energy monitoring. Its SOC 2 Type II compliance addresses security, availability, and confidentiality controls. The main deployment constraint is straightforward: EnergyCAP is SaaS and cannot run on a customer’s own servers.

Key features

Bill auditing and analytics

Automated checks flag duplicate or overlapping bills, missing bills, and unusual consumption, cost, or demand. That can help a multi-site team catch billing problems and prioritize review, though it does not remove the need for staff to resolve exceptions. Watts AI turns utility data into insights, while Watts AI Chat lets users query data conversationally and generate reports.

Benchmarking and cost allocation

Building benchmarks and consumption trends give portfolio managers a way to compare performance over time. Cost allocation can route utility expenses to departments, tenants, cost centers, or buildings, using factors such as square footage, occupants, percentages, or metered usage. This is useful where shared bills need to become accountable internal charges; the flexibility also means organizations must choose allocation formulas that reflect their own policies.

Integrations and accounting

EnergyCAP integrates with ENERGY STAR Portfolio Manager and brings its ratings and metrics into the platform. Interfaces include Desigo CC, Smappee, GreenButton XML, FTP, an Analytics REST API, and multiple meters and gateways. Formatted accounting exports support Oracle NetSuite, SAP, Microsoft Dynamics 365, Workday, and Sage Intacct, making the platform a stronger fit for organizations that need utility workflows tied to established finance systems.

Pricing

EnergyCAP uses custom pricing, so teams need to request a quote. Utility Management is billed per meter per year and includes core utility bill management with unlimited users. That structure may suit organizations with many users, but per-meter billing makes meter count an important part of budgeting.

Emissions: Scope 1, 2, and 3 carbon accounting with financial-grade data.
EnergyCAP Bill Pay: automated utility bill payments and approval workflows.
Interval Data: real-time energy analytics for detecting use and demand spikes.
Bill Capture: utility bill data capture for any bill or form.
EnergyCAP Premium Complete Package: the full suite, positioned for best pricing.

These options separate carbon accounting, payments, interval analytics, and data capture from the core utility-management plan, so buyers should match the quote to the workflows they actually need. No free plan or trial is part of the listed offering.

Platforms

EnergyCAP is available on the web and through an API. It supports both utility data import and API access, but its cloud-only delivery rules out customers that require their own server hosting.

Who it's for

The platform is aimed at universities, healthcare systems, governments, commercial real estate operators, manufacturers, retailers, K–12 districts, and large enterprises with multiple locations. It is most compelling when several buildings, commodities, billing workflows, or internal cost centers need to be managed together. A small organization with few meters and simple billing may find this breadth harder to justify, particularly without a published price.

Pros and cons

Pro: Automated bill checks cover missing and overlapping bills as well as abnormal use, cost, and demand, targeting common sources of utility-accounting exceptions.
Pro: Cost allocation supports several drivers, including occupancy, area, percentages, and metered usage, which suits complex multi-tenant or departmental portfolios.
Pro: Accounting exports and ENERGY STAR Portfolio Manager integration connect energy work to finance and benchmarking workflows.
Con: Custom pricing and per-meter annual billing make cost harder to assess before a sales inquiry.
Con: Cloud-only hosting excludes organizations that require software on customer-owned servers.

Alternatives

Compare energy management software if you want to survey the wider category before committing to a portfolio platform.

Enertiv is worth considering if you want a no-commitment starting point: its free portfolio diagnostic uses ESPM data with read-only access.
ABB Nsight is another paid web-and-API option, with a Real-time plan covering meter and significant energy user monitoring, power quality analysis, and integrations across building and energy systems.
EnergyElephant may suit teams comparing a paid platform with a free trial and published monthly plans, including a Large option with Scope 3 data and unlimited users.
Johnson Controls OpenBlue Net Zero offers a tailored building-portfolio solution through a demo-led sales process.
PowerHud is another paid option with an API platform.
KERO is another paid option available on mobile, web, and API platforms.
CIM PEAK is another paid web-based option.
Wia may suit teams seeking site-based connectivity across meters, sensors, and building management systems through a gateway, with site pricing after a remote survey.

Verdict

Choose EnergyCAP if your organization manages a substantial building portfolio and needs utility bill auditing, analytics, and cost allocation tied to finance workflows. Its broad coverage is the core reason to choose it; custom pricing and the inability to self-host are the clearest reasons to look elsewhere.
