Overview

dotloop is a real estate transaction platform for agents, brokers, coordinators and clients who need to handle documents and tasks together. It is strongest for agents who want signatures and transaction work in one place, rather than a signing tool alone. Its free plan makes it practical to start, but caps use at 10 transactions.

Founded in 2009 and based in Cincinnati, Ohio, dotloop also serves teams and brokerages through custom-priced business plans. For a broader category comparison, see our Real Estate Transaction Management Software directory.

Key features

Document work is central to dotloop. Users can edit and share documents, sign electronically, store files, and use reusable templates. PDF splitting and rotation are useful for preparing paperwork within a transaction, while task lists keep related work alongside the documents. This breadth suits agents coordinating an offer through closing; readers who need only electronic signatures may prefer a dedicated signing product.

Task templates support repeatable processes, and audit trails record transaction activity. Approval workflows are also included. Business plans add automated compliance workflows, reporting, custom branding and real-time transaction visibility. These controls are more relevant to organizations overseeing transactions than to an individual agent who mainly needs document handling.

The iOS and Android app can scan pictures into editable PDFs, which gives mobile users a way to bring paper material into the workflow. Dotloop also lists more than 75 real estate platform integrations across CRM, marketing, back-office and accounting tools, including BoomTown, Market Leader and QuickBooks. That range can help connect transaction work with tools an office already uses.

Dotloop describes its backup as protected by bank-grade encryption; business-plan secured backups are verified by third-party auditors. Premium includes VIP phone and email support seven days a week. Team and broker plans list phone, chat and email support seven days a week, plus a dedicated success manager as a business feature.

Pricing

The Free plan is free and supports up to 10 transactions. It includes document editing, sharing, e-signing, storage and task lists, making it a useful starting point for agents with modest transaction volume. The cap is the deciding constraint: agents who exceed it need a paid option.

dotloop Premium costs 34.99 USD per month, billed $34.99/month, for individual agents and includes unlimited transactions. It removes the free plan’s transaction ceiling and adds VIP phone and email support seven days a week. It is the clearest fit for a solo agent with ongoing volume; the price is a substantial step up from free if 10 transactions are enough.

dotloop for Teams and dotloop Business+ both use custom pricing, with the terms shown as Contact Us. They target teams and brokerages rather than individual agents. Business plans list reporting, custom branding, real-time transaction visibility and a dedicated success manager; broker plans also list multi-office compliance. The business tier is the more relevant choice for offices that need those oversight and compliance controls, while Premium is simpler for a solo agent.

Platforms

dotloop is available on the web, Android and iOS. The mobile apps add picture scanning into editable PDFs, while the web option supports work outside a phone or tablet.

Who it's for

dotloop is a good fit for individual agents who want documents, signatures, tasks and transaction activity together, and for teams or brokerages that need shared visibility and compliance controls. It is less compelling for low-volume users who will not use much beyond signing, or for anyone who needs more than the free plan’s 10 transactions but does not want a monthly subscription.

Pros and cons

Pros: Free use includes core document and task tools for up to 10 transactions, giving agents room to assess a coordinated workflow without a subscription.
Pros: Reusable templates, PDF tools, e-signatures, task templates and audit trails keep several transaction tasks together.
Pros: More than 75 integrations and mobile PDF scanning support workflows spanning office tools and in-person paperwork.
Cons: The free plan’s 10-transaction cap makes it unsuitable as a lasting option for agents with higher volume.
Cons: Premium is 34.99 USD per month even for an individual agent, while team and business plan pricing requires contacting dotloop.
Cons: The strongest compliance and oversight tools are reserved for business plans, so solo agents do not get the same organizational controls.

Alternatives

Paperless Pipeline is worth considering when unlimited users and storage matter more than a free tier: its paid plan is 69.00 USD per month for up to 5 new transactions per month, with a free trial.

Jointly may suit an individual agent seeking a lower-cost paid option: its Starter plan is free for 7 deals, then $9/month, while Pro is $49/month for high-performing agents.

Brokermint is another paid option for brokerages; its Professional plan includes accounting, agent billing, next-day ACH payments, onboarding, multiple office locations, CRM integration and API access.

DocuSign eSignature is an alternative for readers focused on sending, signing and managing agreements, with a free trial and a Personal plan at 11.00 USD per month on an annual commitment.

REALM may fit users who want a paid, per-seat option: EVE X costs 49.00 USD per seat per month and works over existing CRMs, portals and inboxes.

SkySlope is an alternative with a DigiSign Professional plan at 6.25 USD per month billed annually, including unlimited envelopes and reusable templates.

TotalBrokerage offers a month-to-month Lite plan at 50.00 USD per month for 4 seats, aimed at small teams.

EZCoordinator is another paid option, with an EZ Starter plan at 19.00 USD per month for one user and up to 10 active transactions.

Verdict

Choose dotloop if you want real estate documents, signatures and transaction coordination in one workflow, and especially if its 10-transaction free tier covers your current volume. Premium gives individual agents unlimited transactions, while teams and brokerages can move to business plans for oversight and compliance controls. Look elsewhere if you only need agreement signing, or if the monthly cost and transaction cap do not match your workload.
