Overview

Tour24 is a self-guided touring and leasing platform for multifamily properties, built for owners and operators that want prospects to visit without a leasing staff member escorting them. Its strongest case is a connected renter journey—from finding a tour slot or arriving without an appointment to touring, asking questions, and applying—paired with tools for staff to manage units and track engagement.

That breadth comes with trade-offs: Tour24 uses identity verification and collects location information during visits, while its custom pricing makes cost harder to assess before speaking with the company.

Key features

Renter tour and application flow

Prospects can register, schedule a tour, enter the property and unit through phone-based smart-lock integration, and apply in the app. TourNow also supports starting a visit on arrival without an appointment, which can capture prospects who are ready to look immediately. During the tour, visitors can ask questions and leave feedback, keeping those interactions within the same workflow rather than separating them from the showing.

Guidance and property access

Phone-guided tours can follow a planned route or let visitors explore freely. Prerecorded messages respond to the camera feed, offering context while the prospect moves through the property. Smart-lock access can reduce the need to coordinate an escorted entry, but it also makes Tour24’s suitability dependent on the property’s access setup.

Tools for leasing teams

Tour24 Explore gives staff a portal for tour management, performance analytics, and real-time dashboards. Vacant Unit Management lets teams add or remove units from tour paths, tailor directions, and assign beacons for wayfinding. Those controls matter for operators managing changing availability across properties. ToriAI captures real-time tour interaction data and turns it into leasing intelligence, giving teams another way to understand prospect engagement.

Integrations and privacy

Tour24 says it can work with existing technology stacks. Renters can schedule a self-guided tour from Zillow, with leads flowing to the property’s existing CRM or PMS integration. The company says prospects complete ID verification during their first tour. Its privacy policy says it may collect identity information for verification and location information, including rooms and amenity spaces visited through Bluetooth beacons. Tour24 describes organizational, administrative, and technical safeguards for personal information but does not guarantee complete internet security. Prospects and operators should weigh that collection against the convenience of self-service tours.

Pricing

Tour24: custom pricing for multifamily owners and operators, with custom deployment. A demo is requested rather than a published monthly or annual price. That approach may suit operators whose deployment needs vary, but it makes direct budget comparisons difficult before a sales conversation.

No free plan, trial length, seat allowance, or tour quota is given. Operators should clarify the deployment scope and any usage or contract terms when requesting a demo.

Platforms

Tour24 supports Android, iOS, web, and API. Its App Store listing identifies iPhone and iPad availability and requires iOS 15.1 or later for iPhone. The published client API uses token-based authentication with a client identifier and API key. Renter support is available at support@tour24.io or 888-297-7411.

Who it's for

Tour24 is best suited to multifamily owners and operators that want prospects to tour on their own schedule while giving leasing teams centralized tour controls and performance analytics. It is less compelling for a property that does not need self-guided access, or for teams that need a firm price and clearly defined plan limits before evaluating a vendor.

Pros and cons

Pros: Registration, scheduling, touring, feedback, and applications fit into one renter workflow, reducing handoffs between the showing and leasing steps.
Pros: TourNow supports walk-up, on-demand visits, while planned or flexible routes accommodate different property tour styles.
Pros: Unit-path controls, beacon directions, dashboards, and ToriAI give leasing teams tools to manage visits and interpret engagement.
Cons: Custom pricing and deployment mean prospective customers cannot compare a published subscription price or confirm plan limits upfront.
Cons: First-tour ID verification and beacon-based location collection may be a concern for prospects who prefer to share less personal information.

Verdict

Tour24 is a strong fit for multifamily operators seeking one system for self-guided visits, renter applications, and staff-side tour management. Its connected workflow and flexible tour options are the main reasons to choose it; custom pricing and the identity and location data involved are the clearest reasons to look elsewhere.
