Overview

CINC brings association accounting, community administration and resident communication together, rather than concentrating on a single task such as dues collection. Residents get a branded web and mobile experience, while management teams have the CINC Manager app. This division gives both sides dedicated tools, but CINC is a broader operational platform than a basic resident portal.

The platform covers accounting, receivables, payables, budgeting, reporting, invoice processing and electronic payments, alongside requests, amenities and community communication. CINC reports more than 1,000 management-company customers and over $11 billion in payments processed annually. Those figures align with its focus on organizations managing association finances at scale, not just self-managed communities looking for a simple directory or message board.

Key features

Accounting and financial operations

Built-in association accounting and integrated financial operations bring resident payments and back-office work into the same platform. Online dues collection and 38 reported direct bank integrations can help accounting teams connect payment activity to association operations. Managed services are also part of CINC’s financial solutions. This is a meaningful advantage for management companies that want a connected workflow; it may be more scope than a community needs if its main requirement is collecting dues.

Resident and manager workflows

CINC Connect gives residents access to feeds, messages, calendars, announcements, voting, service requests and reservations, alongside payments and self-service. The breadth makes it useful for associations that want residents to handle routine interactions through a branded portal instead of relying only on separate communication channels. Managers get a dedicated mobile app, with maintenance requests and violation tracking among the platform’s listed capabilities.

Automation, documents and security

Cephai+ can automate invoice processing, EFT reconciliation, board packet creation, violation analysis and task recommendations. Document storage, board packet creation and task automation help connect administrative work to those workflows, though the value depends on whether a team will use automation across its processes. CINC says its products use 256-bit AES encryption, are SOC 2 Type II compliant and Veracode verified, and include role permissions for sensitive association data.

CINC also describes implementation, role-based onboarding, training and ongoing support after go-live. Its open API and software partners extend integrations into areas such as collections, resale documents, print and mail, accounts payable and vendor management. That ecosystem is relevant for management companies fitting software into existing operations, while buyers with simpler needs may not benefit from the added breadth.

Pricing

CINC uses paid, custom pricing; prospective customers are directed to book a demo. There is no free tier, and no trial or refund policy is stated. That makes it difficult to assess cost before engaging with sales, and leaves CINC a poor fit for buyers who require a free plan or a self-serve evaluation period. The platform’s extensive accounting and operations scope may suit organizations prepared to evaluate a larger system, but pricing should be confirmed before committing.

Platforms

CINC supports Android, iOS and web, and offers an API. Mobile access is available to both residents through CINC Connect and management teams through CINC Manager, so the platform is not limited to desktop administration.

Who it's for

CINC is aimed at community managers, accounting and operations teams, and leadership, as well as boards and residents who need access to association services. It is a stronger fit for management companies coordinating financial and resident workflows across communities than for small self-managed groups seeking only a free portal.

Pros and cons

Broad financial coverage: Association accounting, receivables, payables, budgeting, reporting and electronic payments sit alongside resident services, which suits teams aiming to consolidate operations.
Resident and manager mobile access: CINC Connect and CINC Manager serve distinct audiences, extending access beyond the management office.
Automation and integrations: Cephai+ handles several finance and administration workflows, while direct bank connections and an open API support connected operations.
Custom pricing and demo-led evaluation: Buyers cannot compare a published price or begin with a stated free tier or trial, which raises the effort required to assess fit.

Alternatives

HOA Messenger is worth considering when communication is the priority and a free starting plan matters: its free plan supports unlimited HOAs and residents with 90-day visibility, and it runs on Android, iOS and web. Nestingbird is a web-based freemium option for self-managed HOAs, with a free Community plan for unlimited units and residents.

Vantaca is another paid community-management platform for Android, iOS and web; its fees may be based on authorized users or active doors. FRONTSTEPS is another paid option for Android, iOS and web.

KindHOA offers a permanent free plan for buyers who want a free starting point, with limits including 5 GB of storage and 10 active violations. ADDA may suit buyers looking for a paid communication plan, which is priced at 0.99 USD per month and includes announcements, a resident directory, event calendar and document repository.

Condo Control is another paid option with resident portal, mobile app, online payments and maintenance requests in its Standard Living plan. Smartwebs is a paid alternative whose Core plan covers violations, work orders, communications, portals and mobile apps.

Verdict

Choose CINC if your management company needs association accounting, payment workflows and resident services under one platform, with mobile access for both residents and managers. Its breadth is the main reason to consider it; custom pricing and the lack of a stated free trial are the main reasons to look elsewhere if you need to test cheaply or compare costs upfront.
