Overview

Enter lease information and adjustments, and 16Leases automatically computes lease results and provides payment schedules. It also supports journal entries and separates leases across multiple companies, making it more suited to accounting workflows than general contract management.

Users can export leases to Excel or share a lease by email with another 16Leases account holder. Those options support spreadsheet work and basic collaboration, but do not replace integrations with other accounting systems.

Key features

Calculations and adjustments

The software calculates IFRS 16 lease liabilities and right-of-use asset costs. Its supported adjustments include residual value guarantees, termination penalties, purchase options, lease incentives, initial direct costs, and dismantling or restoration costs. That breadth is useful when lease accounting needs to reflect more than scheduled payments.

Schedules and company management

All plans include payment schedules, while Premium and Enterprise users can customize them manually. That makes the paid plans more appropriate for teams whose schedules need adjustment than the trial account. Multi-company management helps firms keep leases separated by company, though it is not a substitute for broader portfolio or system integrations.

Security and support

Sign-in uses an emailed token as a second factor, and the maker says token delivery uses SHA-1 encryption. User data is backed up on Microsoft Azure. Technical support is available by phone, email, and remote access from 11 am to 6 pm IST, Monday through Friday.

Pricing

16Leases has a 30-day trial account priced at 0.00 USD per free, with one user. Attaching lease documents is unavailable during the trial, a practical constraint for teams that need to keep supporting files alongside calculations.

Premium has custom pricing and includes one user, lease editing, and customized payment schedules. It suits an individual accountant who needs to edit leases and adjust schedules, but the single-seat limit rules it out for shared team use.

Enterprise also has custom pricing, with unlimited users, lease editing, and customized payment schedules. It is the more suitable paid tier for teams, although buyers should request a quote to assess cost before committing. The published plan terms do not give a paid-plan seat price or renewal schedule.

Platforms

16Leases is available on iOS, Linux, macOS, web, and Windows, and can be self-hosted. That range gives organizations a choice of operating systems and deployment approach.

Who it's for

Chartered and certified public accountants, accountants, finance managers, businesses, and accounting firms serving clients are the clearest fit. The combination of IFRS 16 calculations, journal entries, schedule customization on paid plans, and multi-company management supports professional lease-accounting work. It is less compelling for buyers who need document attachments during evaluation, transparent paid pricing, or named third-party integrations.

Pros and cons

Pros: Calculations cover IFRS 16 liabilities and right-of-use asset costs, with adjustments for a wide range of lease-related costs and terms.
Pros: Excel export, journal entries, and multi-company support address common accounting and client-management needs.
Pros: Enterprise allows unlimited users, and both paid plans permit lease editing and customized schedules.
Cons: The 30-day trial does not allow lease-document attachments, limiting what users can evaluate in a document-based workflow.
Cons: Paid plans use custom pricing, so buyers need a quote to compare costs.
Cons: Premium is limited to one user, and Excel export is the only named software handoff.

Alternatives

iLeasePro is a web-based freemium alternative with monthly plans at 240.00 USD for up to 50 contracts and 480.00 USD for up to 150 contracts; choose it if contract caps and published monthly prices are more useful than 16Leases’ custom-priced tiers.

LeaseAccounting.app offers a web free plan with 2 leases, 3 users, and 3 entities, with watermarked exports; consider it if a multi-user free starting point matters more than 16Leases’ one-user trial.

ROU Asset is a web-based option with a free plan for up to 5 leases and no free trial; choose it if a permanent, small-portfolio free tier is your priority.

LeaseLedger offers a web free plan capped at 3 leases, 1 client workspace, and 5 AI-assisted drafts; it may suit readers whose needs fit those limits.

Ledgerage has a free web and API tier with unlimited single-lease calculations, 2 saved leases, and 25 API computations per month; its Pro plan is 39.00 USD per month. It is worth considering if API access or a low-cost paid tier is the priority.

Infor Public Sector is another paid option, with pricing available by contacting Infor.

Planon is a paid option with a free trial.

Acumatica Accounts Payable is a paid option with custom pricing based on applications, expected usage, resource requirements, and deployment preferences, and unlimited users.

Verdict

Choose 16Leases if you need IFRS 16 calculations, broad adjustment support, and multi-company lease accounting in one focused tool. Its trial offers a useful starting point, but the attachment restriction, Premium’s single seat, and custom-priced paid plans make it a weaker fit for teams that need to evaluate document workflows or settle costs upfront.
