Overview

Open Planner Studio is an open-source construction planning tool for building, infrastructure and civil-works projects. It best suits planners and BIM coordinators who want schedules in an open building-data format. Its combination of IFC scheduling and no-cost use is compelling, but its beta status makes it a cautious choice for critical project workflows.

OpenAEC marks the software Available Beta and invites work planners, schedulers, project leads and BIM coordinators to test it and offer feedback. That points toward teams prepared to evaluate an evolving product, rather than buyers who need a settled platform. An offline manual in fourteen languages, with a quick start, guides, reference pages and sample projects, offers useful onboarding material without requiring a connection.

OpenAEC describes a Foundation that maintains tools, OpenAEC Studio for implementation, hosting, custom development and professional support, and a community of contributors.

Key features

Scheduling and resource planning

Gantt charts make task timing visible, while automatic critical-path calculation identifies the sequence that governs schedule duration. Resource histograms show demand, and automatic levelling addresses overallocation. Together, these are substantive planning tools for teams coordinating work and resources, rather than merely a task list. Tasks can use durations in days or hours.

Construction calendars can account for holidays, recesses, frost delays, inspection moments and project phasing. That makes the schedule better suited to construction conditions than a calendar that treats every working period alike.

Open project files and exchange

Schedules use native IFC 4.3, and the product stores them as IFC files rather than a proprietary closed format. It imports and exports IFC, CSV, MS Project XML and Primavera P6 XML, and can open MS Project MPP files natively. This broad exchange support is a strong reason to consider it when project schedules need to move among different tools or remain in an open buildingSMART standard.

AI access, reports and recovery

A built-in MCP server lets compatible AI clients such as Claude Code read and edit schedules. Pause controls, read-only mode, automatic backups and an activity panel provide safeguards and visibility around that access; teams that do not use compatible clients can simply leave this capability aside.

Reports export to PDF at approximately 220 DPI, with paper sizes up to A2, baseline overlays and status or progress lines. Crash recovery is available, and optional periodic saving can write back to a writable project file. Unsaved documents are not automatically overwritten, which avoids silently replacing them but means users should not mistake recovery support for automatic saving.

Pricing

Open Planner Studio is free: both the “Free and open source” and “Open Planner Studio” plans cost 0.00 USD per free, with no subscription or per-seat licence fees. The product is open source under LGPL-3.0. The free offering includes Gantt charts, critical-path analysis, resource planning and levelling, IFC 4.3 schedules, and desktop and browser use. There is no cheaper paid tier with reduced features to weigh against it, and no free-trial period is needed to access the free plan.

For individuals or teams wary of committing to a beta product, the absence of a subscription lowers the financial barrier to evaluating it. The trade-off is not price but product maturity and the lack of mobile apps.

Platforms

Open Planner Studio is available on Linux, macOS, Windows and the web. It has no mobile apps, so teams whose scheduling work depends on Android or iOS access should look elsewhere.

Who it's for

This is a strong candidate for construction schedulers, work planners, project leads and BIM coordinators who need Gantt scheduling, critical-path analysis and resource levelling alongside IFC-based project files. It is especially well matched to teams exchanging schedules across formats or preferring an open standard to a proprietary project file. Its beta designation makes it less suitable for buyers who require a proven, production-ready system without a willingness to test and provide feedback.

Pros and cons

Pro: IFC 4.3 schedules and import or export across IFC, CSV, MS Project XML and Primavera P6 XML give teams broad ways to exchange planning data.
Pro: Critical-path calculation, resource histograms and automatic levelling support schedule and resource coordination in one tool.
Pro: Free, open-source use carries no subscription or per-seat licence fees.
Con: Available Beta status makes it a less assured fit for teams unwilling to evaluate an evolving product.
Con: No mobile apps excludes teams that need a native phone or tablet workflow.
Con: Periodic saving is optional, and unsaved documents are not automatically overwritten; users need to manage saving deliberately.

Alternatives

Construction Scheduling Software is the broader category to consult when comparing construction-planning choices. FinitePath is another web-based option with a free plan. Oracle Primavera Cloud is a paid alternative with Android, iOS and web access; its Oracle Primavera Progress Cloud Service plan costs 12.00 USD per month, billed Hosted Named User, while its Oracle Primavera Task Management Cloud Service plan costs 55.00 USD per month, billed Hosted Named User. Choose it if those platform options and paid service tiers better suit your needs.

ALICE is a paid web option with custom pricing based on project size and scope, unlimited users and data, and dedicated customer success support. Autodesk Forma Schedule is part of Autodesk Build, offers Android, iOS and web access, and uses flexible user-, project- and account-based pricing by quote. GanttAI is a paid web alternative with a free trial. InEight is a paid option with Android, iOS, API and web access; its Compliance & Completions NOW plan costs 55.00 USD per month, billed month-to-month, per user for individuals or small teams. Asta Powerproject is another option, available on web and Windows.

TeamGantt is a freemium web, iOS and Android option. Its Personal plan has one user, one project and 40 tasks; its Basic plan costs 24.00 USD per month, billed monthly, and includes two projects, one manager and ten collaborators. It may be a better fit for teams seeking a mobile-capable freemium service with defined project and task limits.

Verdict

Choose Open Planner Studio if you plan construction work and want robust scheduling and resource tools built around exchangeable IFC files, without subscription or per-seat fees. Its chief advantage is the combination of open-format support and capable planning features at no cost. Look elsewhere if beta status is too much uncertainty for your projects or if mobile apps are essential.
