Overview

LOFT is a resident app for people who want to handle rental tasks from application through day-to-day living in one place. It is most useful when a property manager has enrolled the community and residents want leasing, payments and community services in a single app.

Its strongest case is breadth across the rental journey, rather than a specialized leasing or property-management workflow. Community eligibility is the deciding constraint: renters cannot register unless their property manager has registered the community.

Key features

Prospective residents can apply online, sign leases, track progress, upload documents and use AI-guided tools. That gives LOFT a role before move-in as well as after, and can reduce the number of separate steps a resident needs to manage. The value depends on the community’s participation and the leasing process it enables.

Move-in checklists, utility and internet setup through integrated providers, and service offers address practical transition tasks. After move-in, residents can receive community updates, reserve amenities and submit maintenance requests. This broad set is useful for eligible residents who want one resident-facing service, but it does not replace the property manager’s own participation.

Rent payments use a digital wallet, with check image capture and payment splitting. Property managers are offered installment options of up to four payments; that is not a guarantee that every resident or community can use installments. Online rent payments earn points redeemable in LOFT’s marketplace. RealPage funds base loyalty points, while LOFT Loyalty+ is an optional, client-funded incentives and rewards add-on.

Integrated services include Livble flexible payments and RealCoverage renter’s insurance. LOFT Extras include rent reporting to all three major credit bureaus and deposit alternatives, but these are not automatically included and some may cost extra. Residents should distinguish these optional services from the core free resident plan.

LOFT says it follows privacy standards such as CCPA and uses encryption to protect personal information. Support is available by phone at 888-304-5220 on weekdays from 8 a.m.–5 p.m. Central and Saturdays from 9 a.m.–6 p.m. Central.

Pricing

LOFT for residents — 0.00 USD per free. The free plan is for renters and residents, but registration requires the property manager’s community to be registered with LOFT. It is a sensible starting point for eligible residents who need the core resident experience; it is not an option for renters in unregistered communities.

LOFT Loyalty+ — custom pricing. This optional add-on carries an additional per-unit, per-month cost, with the amount determined by client-funded incentives and rewards. It suits property clients that want to add their own rewards program; residents should not assume it is part of the free plan.

The pricing model is paid, with pricing on request for other arrangements. Some LOFT Extras may incur additional fees, so residents should check the cost of any extra service before relying on it.

Platforms

LOFT supports Android, iOS and web, covering residents who prefer a phone app as well as those who want browser access. Mobile access is supported on both Android and iOS.

Who it's for

LOFT is best suited to renters in participating communities who want application, move-in, rent-payment and community tasks gathered in one resident experience. It can also suit property clients that want to add loyalty incentives through Loyalty+. Renters whose community is not registered should look elsewhere, since they cannot sign up; property teams seeking a dedicated leasing or CRM product may also prefer a more specialized alternative.

Pros and cons

Pros

Covers multiple stages of renting: applications, lease signing, move-in tasks, payments and community tools make it useful beyond rent collection.
Resident plan costs 0.00 USD per free: eligible renters can use the resident plan without a subscription price.
Payment and rewards options: check image capture, payment splitting and marketplace points add practical choices to online rent payment.

Cons

Community enrollment is mandatory: a renter cannot register unless the property manager has enrolled the community.
Extras can cost more: credit reporting and deposit alternatives are not automatically included, and some Extras may incur fees.
Loyalty+ adds a variable client cost: it is billed per unit per month, with custom pricing, rather than included in the free resident plan.

Alternatives

Consider EliseAI LeasingAI or RealPage Leasing as paid alternatives on Android, iOS and web. DashQ Leasing Center is another paid Android, iOS and web option; its screening charges are based on consumption and tied to the community and application, so it may fit teams that prefer usage-based screening costs.

Knock CRM is a paid option for teams looking for a CRM, with iOS, web and API platforms. MagicDoor has no free plan and is an alternative for those considering a paid leasing product. Rently Smart Leasing also has no free plan and charges per listing credit, which may suit teams that want listing-based usage. RentSimple AI CRM is a paid web and API alternative. Betterbot is a paid web and API option with listed monthly plans for teams comparing pricing approaches.

Verdict

Choose LOFT if you rent in a registered community and want one app for leasing, move-in, payments and resident services, with a free resident plan as the main draw. Look elsewhere if your property manager has not enrolled your community, or if you need an independent leasing or CRM tool rather than a resident-facing platform.
