Overview

Instant Measure Reports return roof area, pitch, waste factor, recommended squares and a 3D view in about five seconds. Contractors can save reports in the dashboard or export them as PDFs for homeowners. Coverage extends to any address in the USA, making the service useful for quick estimating; the free tier, however, covers basic measurements rather than premium report details.

The wider product spans estimates, CRM, scheduling, quoting and payments. Website tools—a roof calculator, contact form and online scheduler—can bring customers into that workflow, while the mobile app supports measurements, a pitch tool and job photo and video capture with AI tagging. This breadth is a better fit for contractors seeking connected job tools than for buyers who only need occasional measurements.

Key features

Measurement choices: Unlimited basic measurements are free. For cases where analyst review matters, a human-certified report costs $10 per report and typically takes about an hour.
Contractor operations: Estimate building, scheduling, CRM, quoting, invoicing and payments cover work beyond the initial roof measurement. The website intake tools can support lead capture, though leads themselves are separately priced.
Integrations and API: The maker describes CRM integration through Zapier, and payment processing includes QuickBooks sync and Stripe checkout. The API offers AI and human-certified reports for developers and roofing-related software providers, with per-address volume pricing.
Lead generation and payments: Roofing leads start at $30 per lead. Payment processing costs $4.99 per transaction with no monthly processing fee, a straightforward transaction-based charge for businesses taking payments through the service.

Pricing

Instant Roofer uses a freemium model. Free measurements cost $0.00 USD per free and allow unlimited basic measurements; premium report details require Premium, so this tier is strongest for early estimates or occasional use that does not need those details.

Human Certified Measure Report costs $10.00 USD per once, billed per report. Trained analysts review the report, typically in about one hour. It suits contractors who need a reviewed measurement for a particular job without committing to a monthly subscription.

AI Tool Bundle costs $199.00 USD per month after a 7-day free trial. It includes unlimited measurements and unlimited staff, but requires one subscription per office location. That makes it the more natural fit for a team using the broader tools regularly; companies with multiple offices should account for the location-based subscription requirement.

Instant AI Measure API is pay as you go, billed per address: $3 for 0–199 per month, $2 for 200–999 per month and $1 for 1,000 or more addresses per month. The plan is aimed at software teams integrating reports rather than contractors buying a standalone workflow. The site also offers roofing leads from $30 per lead and payment processing at $4.99 per transaction.

Platforms

Instant Roofer supports Android, iOS, web and API access. That mix serves field teams using mobile tools, office users working in a browser and developers connecting measurement reports to other software.

Who it's for

Choose Instant Roofer if roof measurements are central to your estimating process and you also want tools for scheduling, quotes, customer management or payment collection. The free tier lowers the barrier to trying basic measurements, while the API and volume pricing suit developers who need to embed reports. It is less compelling for a contractor who needs premium report details but does not want a paid plan or per-report charges, or for a business unwilling to account for a separate bundle subscription at each office.

Pros and cons

Pro: Unlimited basic measurements at no cost let contractors begin measuring without a subscription.
Pro: A $10 per-report human-certified option provides analyst review without requiring the $199 monthly bundle.
Pro: Mobile capture, website intake tools, scheduling and payments extend the product beyond roof measurement.
Con: Premium report details are excluded from free measurements, creating an upgrade or per-report cost when basic results are insufficient.
Con: The $199 monthly bundle is charged per office location, which can raise costs for multi-office businesses.
Con: The privacy policy says contractor licensing, insurance or code compliance is not always verified in every state; customers should not treat the directory or service as a universal credential check.

Verdict

Instant Roofer is a strong fit for roofing contractors who want a no-cost measurement starting point and the option to add job, sales and payment tools, or for developers needing a roofing measurement API. Its clearest trade-off is that premium details and regular team use bring paid commitments, while the bundle scales by office location. Look elsewhere if you need a different contractor workflow or want to avoid those report and location-based costs.
