Overview

Beyond is a dynamic pricing and revenue management platform for short-term rental owners and managers. It updates listing prices daily in response to demand, seasonality, regional events and day-of-week patterns. Market data and revenue forecasting complement pricing automation, while portfolio controls help operators manage settings across multiple properties.

The company traces its origins to 2013, when co-founder and CTO David Kelso created a pricing tool for his own short-term rental listing. Today, its plans range from market and listing insights without automated price changes to tools for larger portfolios and multi-brand operators.

Key features

Daily pricing and search insights

Beyond’s pricing engine adjusts listing prices daily using demand signals, seasonality, regional events and days of the week. The Free plan supplies market and listing insights but does not change prices; automated pricing starts with Growth. Pro adds search-powered pricing, using guest search behavior to inform future rates. Its search insights include patterns such as guest origin and interest in amenities.

Portfolio controls

Users can manage pricing and stay rules in bulk across a portfolio. Available controls include base and minimum prices, minimum stays, overrides, changeover days, time-based adjustments, extra guest fees and gap adjustments. These options give operators ways to apply consistent rules while accommodating individual pricing or calendar needs.

Mobile, integrations and API

The mobile app lets users review bookings and demand, change prices, and respond to recommendations and push notifications. The partner marketplace lists integrations such as Avantio, Beds24, Cloudbeds, Hostaway, Hospitable, Lodgify and OwnerRez. Beyond API is included with Pro; Growth includes MCP access, and additional connectivity packages are available as paid add-ons.

Security

Beyond says it encrypts data at rest and in motion, uses multifactor authentication for cloud infrastructure access, monitors production systems and maintains a vulnerability management program.

Pricing

Beyond has a free plan and a free trial. Its listed plans use booking-based fees for paid tiers; the first $5,000 USD in bookings are not charged, existing calendar bookings are never charged, and there are no contracts or setup fees. The booking fee applies to nightly rates and guest-paid charges such as cleaning and extra-guest fees, but not taxes or security deposits.

Who it's for

Beyond is aimed at short-term rental owners and managers, from individual businesses to large portfolios and multi-brand operators. Free may suit users who want market and listing insights without automated price changes. Growth adds daily pricing and recommendations, while Pro is the tier to consider for search-powered rates, search insights and API access. Enterprise is positioned for large or multi-brand operations that need custom allocations and dedicated revenue management.

Pros and cons

Pros: Daily adjustments account for several demand and calendar signals; bulk controls cover pricing, stays and gaps; mobile tools support booking review and action on recommendations; the booking-fee terms exempt the first $5,000 USD in bookings and existing calendar bookings.
Cons: Free does not change prices; booking fees apply to nightly rates and some guest-paid fees; API access is included with Pro rather than Growth, and additional connectivity packages are paid add-ons; Enterprise pricing is not listed.

Alternatives

Other options to compare include PriceLabs, Wheelhouse, RealPage Student, Quibble, Yardi Voyager, DPGO, RoomPriceGenie and Smartpricing.

Verdict

Beyond brings daily dynamic pricing, market information and revenue forecasting together with controls for managing multiple listings. Its plan progression is clear in broad terms: Free provides insights without repricing, Growth adds automated pricing, and Pro adds search-informed rates, search insights and Beyond API. The booking-based fees, paid connectivity add-ons and unlisted Enterprise price are important considerations when choosing a tier. For operators whose needs fit those terms, Beyond offers a set of pricing and portfolio tools spanning individual rental businesses through multi-brand operations.
